No Guarantee of Rental Success, Occupancy, or Income

Ensolanka seeks to create stronger visibility and a more trusted rental coordination pathway. However, the portal does not guarantee:

  • That any property will receive a specific number of views or inquiries;
  • That any Guest will express interest in a listing;
  • That a selected property will result in a finalized rental arrangement;
  • That a property will remain occupied for any minimum duration;
  • That a Rental Owner will earn any particular amount of income.
Listing quality, pricing, location, furnishing status, availability, market demand, guest expectations, verification outcome, and final agreement terms all influence whether a rental arrangement proceeds.

Property Listing Accuracy and Owner Responsibility

Property listings are initially created from information, photographs, and pricing details submitted by Rental Owners. Ensolanka may review, inspect, or verify aspects of a selected property, but Rental Owners remain primarily responsible for the truthfulness and accuracy of their listings.

Ensolanka does not accept responsibility for false, incomplete, outdated, exaggerated, or misleading information uploaded by a Rental Owner unless and to the extent that Ensolanka has expressly adopted or confirmed that information in writing.

Rental Owners must not assume that platform display equals legal approval of every claim. Accurate owner disclosure remains essential.

Pricing Guidance Disclaimer

Ensolanka may provide pricing guidance, market comparisons, furnished versus unfurnished pricing logic, and recommended positioning for long-stay international guest demand.

This information is educational and strategic in nature. It is not:

  • A mandatory property valuation;
  • A legal rent-control figure;
  • A guarantee that a listed price will attract a tenant;
  • A promise that a Guest will accept the suggested pricing level.
Rental Owners remain responsible for setting their own prices, while understanding that unrealistic pricing may reduce competitiveness and guest interest.

Guest Interest Is Not a Final Booking

When a Guest expresses interest in a property, shortlists a property, or selects a property for Ensolanka review, that action does not automatically mean:

  • The property is officially reserved;
  • The Rental Owner has secured a tenant;
  • The rental has been legally finalized;
  • The Guest has waived the right to change their selection before final agreement.

A Guest may decide not to continue with a property after verification, personal review, inspection feedback, or further consideration.

Verification and Inspection Limits

Ensolanka may inspect, verify, visit, review, or otherwise check a selected property to determine whether the listing appears materially consistent with the real property.

However, unless specifically stated in writing, such verification is not:

  • A full structural engineering inspection;
  • A legal title certification;
  • A professional valuation report;
  • A guarantee that no hidden or future issue exists;
  • A replacement for the Guest’s own satisfaction and final decision.
Property verification helps improve trust, but it does not eliminate all possible risks in a real-world rental arrangement.

Property Suitability and Guest Satisfaction

Even where property details appear accurate, suitability remains partly subjective. Guests may consider comfort, neighborhood feel, road access, noise, layout, furniture expectations, convenience, surrounding environment, and other personal preferences.

Therefore, Ensolanka does not guarantee that a Guest will be personally satisfied with a property merely because it is listed or has passed a basic verification step.

Featured Owner Profile Visibility

A Featured Rental Owner Profile is a paid visibility enhancement. It may improve profile prominence, listing emphasis, or priority display within relevant portal areas.

Featured status does not guarantee:

  • A fixed ranking position at all times;
  • A certain number of views or inquiries;
  • A Guest selection;
  • A rental agreement;
  • Higher income.
Featured visibility improves presentation opportunity, but it does not replace listing quality, proper pricing, and guest suitability.

Payments, Deposits, and Payout Explanations

Website descriptions of payment flows, security deposits, monthly rent timing, legal-charge allocations, owner payouts, refund reviews, and service charge deductions are provided to explain the intended platform process.

Final transaction treatment may depend on:

  • The specific property arrangement;
  • The applicable written agreement;
  • The timing and status of actual payments;
  • Payment gateway or bank processing;
  • Outstanding disputes or settlement matters;
  • Applicable law and transaction-specific obligations.
Users should not rely only on a general page description where a property-specific agreement, payment notice, or written settlement statement provides more detailed terms.

References to Ensolanka furniture packages for unfurnished properties are provided to explain a possible guest-side solution where a selected property requires furnishing.

Furniture package availability, pricing, ownership status, delivery timing, rental or purchase structure, deposits, returns, and refund rules may be governed by separate package terms or payment notices.

Rental Owners should not assume that a furniture package is automatically provided for every unfurnished property or that furniture-related payments belong to the Rental Owner.

Third-Party Services and Platform Dependencies

The Rent in Sri Lanka portal may depend on third-party systems and service providers, including payment gateways, banks, communication tools, hosting services, email providers, map services, social media platforms, and other operational technologies.

Ensolanka does not guarantee that every third-party system will be uninterrupted, error-free, or permanently available.

  • Payment confirmation may be delayed by gateways or banks;
  • Email delivery may be affected by spam filtering or provider outages;
  • External communication links may become unavailable;
  • Third-party websites may change their services without Ensolanka’s control.
