These Terms & Conditions govern the use of the Rent in Sri Lanka rental owner portal, property listing process, featured visibility services, rental transaction coordination, security deposits, monthly rental handling, and the responsibilities of property owners working with Ensolanka.
By creating a Rental Owner account, submitting a property listing, purchasing a featured profile service, continuing to use the portal, or entering into any rental arrangement coordinated through Ensolanka, you agree to be bound by these Terms & Conditions.
These Terms should be read together with any separate written agreement, property-specific arrangement, payment instruction, inspection confirmation, platform policy, privacy policy, refund policy, or other document issued by Ensolanka from time to time.
Rent in Sri Lanka is designed to create a more trusted, transparent, and professionally coordinated bridge between Sri Lankan property owners and international guests seeking comfortable long-stay accommodation.
For the purpose of these Terms & Conditions:
Rent in Sri Lanka is a property partner portal created to help Sri Lankan property owners present villas, houses, apartments, annexes, rooms, bungalows, and other suitable rental properties to international guests who are interested in living in Sri Lanka for short-term or long-term stays.
The portal is not intended to function as a purely automated classified advertising website. Ensolanka acts as a professional facilitator, coordinator, and mediator between the Guest and the Rental Owner throughout relevant stages of the rental process.
A Rental Owner may register only if they:
Rental Owners may sign up and create a property partner account free of charge. Subject to account approval and platform permissions, they may submit one or more rental property listings through the portal.
Rental Owners are responsible for maintaining the confidentiality of login credentials and for all activity performed through their account. Ensolanka may provide initial account access details by email and may encourage account holders to change their password after first login.
Rental Owners may submit property images, descriptions, rent amounts, facilities, house rules, location details, furniture status, and other relevant information through the portal.
Every Rental Owner must ensure that all submitted details are genuine, current, accurate, and not misleading. This includes, but is not limited to:
Rental Owners are generally free to determine and publish their own monthly rental prices. However, the Rent in Sri Lanka portal is built for international guests who compare Sri Lanka with other affordable global destinations. Therefore, responsible pricing is strongly encouraged.
Ensolanka may publish pricing education, sample rental bands, furniture-value guidance, and market-context information to help owners avoid overpricing and improve the practical attractiveness of their listing.
Guests registered through the Live in Sri Lanka portal may view suitable property listings and express interest in one or more properties.
Expression of interest does not mean that:
After a Guest confirms their intention to visit or live in Sri Lanka, the Guest may select one preferred property among interested listings and request Ensolanka to verify whether the listed property information is materially accurate.
Where appropriate, Ensolanka may arrange a property check, inspection, visit, verification call, document review, or other reasonable confirmation process before advising the Guest whether the listing substantially matches the real property.
Rental Owners agree to cooperate with such reasonable verification efforts and to provide access, supporting details, or clarifications when required.
A rental arrangement becomes operational only after the applicable parties have reached agreement on the relevant terms, payments are handled as required, and the necessary written rental documents or coordination records are completed.
The Rental Owner expressly agrees that Ensolanka may act as the professional mediator, coordinator, and transaction-handling party between the Guest and the Rental Owner. This may include:
Once a Guest agrees to proceed with a selected property, the Guest may be required to pay a refundable rental security deposit equal to three months’ rent through the Ensolanka Payment Center, unless a different amount is formally agreed in writing.
Subject to applicable approvals, transaction completion, and written coordination, Ensolanka may transfer or allocate the security deposit to the Rental Owner as part of the rental commencement arrangement.
The security deposit is intended to protect against valid outstanding rent, agreed unpaid charges, provable damage, loss, or other legitimate settlement items arising under the rental arrangement, subject to the agreed closing procedure.
The Guest’s monthly rental payment may become due through Ensolanka’s Payment Center on or before the point at which twenty-five days have elapsed from the beginning of the relevant rental consumption period, unless another schedule is formally specified.
After the Guest successfully completes the applicable monthly rental payment, Ensolanka may make the corresponding owner rental payout within the relevant monthly rental cycle, ordinarily within thirty days from the first day of that rental consumption period, subject to:
Rental Owners agree that Ensolanka may deduct a service charge of 10% of each monthly rental amount collected and handled through the portal, unless otherwise agreed in writing.
This service charge covers Ensolanka’s role in supporting and coordinating the rental relationship, including platform operations, guest and owner communication, transaction handling, mediation, rental support, and related management risk.
Rental Owners may choose to make their owner profile featured by paying the stated featured profile fee, currently presented as USD 5, unless revised by Ensolanka and published within the platform.
Where a Rental Owner profile is featured, Ensolanka may grant improved visibility to that owner’s associated property listings, including priority placement, highlighted display, or better promotional exposure within the portal.
Rental Owners may list properties as furnished, partly furnished, or unfurnished, provided the status is clearly and accurately disclosed.
Where a selected property is unfurnished or requires additional furnishing, the Guest may choose to purchase or arrange a furniture package through Ensolanka, subject to separate pricing, payment, availability, logistics, and applicable terms.
Rental Owners must not describe an unfurnished or minimally furnished property as fully furnished unless that statement is factually correct.
The Rental Owner agrees to hand over the property in a clean, neat, usable, and reasonably presentable condition consistent with the approved rental arrangement.
Unless otherwise agreed in writing, Ensolanka shall coordinate to ensure that the property is returned in a clean and reasonably comparable handover condition at the end of the rental relationship, subject to:
When a Guest notifies Ensolanka of the intention to close or end the rental arrangement, Ensolanka may promptly notify the Rental Owner and begin the closing and settlement process.
Before final closure, Ensolanka may help assess and coordinate:
Ensolanka’s role is to act as a mediator and coordinator to achieve a fair and documented settlement. The Rental Owner agrees not to unreasonably withhold refundable balances, inflate damage claims, or refuse to participate in an appropriate closure process.

Ensolanka reserves the right to review, hide, suspend, restrict, reject, or remove Rental Owner accounts and property listings where reasonably necessary, including where:
Although Ensolanka aims to create better exposure and a more trusted rental pathway, registration, listing approval, featured visibility, or property display does not guarantee:
Rental Owners agree that certain payments may be processed through the Ensolanka Payment Center, including featured owner profile fees, rental-related guest payments, or other applicable payment items.
In relation to formal rental documentation, agreement-related legal work, government charges, registrations, duties, or similar costs, the applicable allocation will be handled according to the written arrangement presented for the specific transaction.
Unless otherwise agreed in writing, the general commercial understanding may be that:
By uploading images, descriptions, property details, and related content, the Rental Owner confirms that they have the right to use and submit such materials.
The Rental Owner grants Ensolanka permission to display, reproduce, format, crop, compress, arrange, or promote submitted listing content within the portal, related dashboards, marketing displays, and communication flows reasonably connected to the rental platform.
The Rental Owner remains responsible for ensuring that uploaded content does not infringe the rights of any third party.
Ensolanka takes reasonable care to operate the portal and support structured rental coordination. However, to the fullest extent permitted by applicable law, Ensolanka shall not be liable for indirect, incidental, special, consequential, or purely speculative loss arising from use of the portal or from the independent conduct of Guests, owners, banks, payment processors, authorities, or third parties.
Nothing in these Terms limits liability that cannot legally be excluded under applicable law.
The Rental Owner agrees to indemnify and hold Ensolanka harmless from claims, losses, penalties, costs, or liabilities arising out of:
Ensolanka may update, revise, or replace these Terms & Conditions from time to time to reflect business changes, operational improvements, legal requirements, payment changes, or platform developments.
Updated terms may be published on this page with a revised effective date. Continued use of the rental portal after such publication may constitute acceptance of the updated terms, subject to any legal requirements for additional notice or consent.
These Terms & Conditions shall be interpreted in accordance with the laws applicable to the relevant Ensolanka operating structure and the property arrangement concerned, subject to any more specific governing-law provision in a signed agreement.
Ensolanka encourages good-faith communication and practical mediation before escalation. Where a dispute arises, the parties should first attempt to resolve it through Ensolanka’s structured communication and settlement process, unless immediate legal action is required.
