General Questions & Property Partner Signup

Rent in Sri Lanka is Ensolanka’s rental owner and property partner portal. It helps Sri Lankan property owners present rental opportunities to international guests who are interested in living in Sri Lanka for longer stays, remote work, retirement, travel, or lifestyle relocation.

Sri Lankan property owners, or persons legally authorized to represent a property, may sign up if they wish to rent out a villa, house, apartment, annex, room, bungalow, guesthouse, or similar property that may suit international guests.

Yes. Rental owners may sign up and create their account free of charge. They may then submit property details through the dashboard, subject to approval and listing permission within the platform.

The dashboard allows you to manage your profile, create property listings, view total and approved listings, track pending or active listings, check interest requests from guests, and access your payment center for services such as featured owner visibility.
Section 2

Property Listings, Images, and Pricing

You may list rooms, annexes, apartments, houses, villas, bungalows, guesthouses, and other suitable properties that are clean, safe, practically usable, and appropriate for international guests.

Yes. You may upload your own property images, but they must be real, accurate, and must represent the actual listed property. Misleading, copied, highly altered, or unrelated photos should not be uploaded.

Yes. Rental owners may set their own prices. However, Ensolanka strongly encourages fair and globally competitive pricing. The Property Partner Playbook provides pricing guidance to help owners avoid overpricing and improve the chances of securing long-stay international guest interest.
International guests compare Sri Lanka with other affordable destinations. Reasonable pricing can make your property more attractive and reduce vacancy risk.

Yes. You may list a property as furnished, partly furnished, or unfurnished, provided the description is accurate. If the property is unfurnished, the guest may later choose to purchase a furniture package through Ensolanka to complete the home setup.

Not necessarily. Ensolanka may review the owner account and listing content before approval. Listings may remain pending, be approved, require correction, or be removed if they do not meet trust, accuracy, quality, or suitability expectations.

Guest Interest, Property Selection, and Verification

Depending on listing visibility and platform rules, public visitors may see public rentals, while registered and eligible guests in Ensolanka’s Live in Sri Lanka portal may be able to view additional property details and express interest.

It means the guest has shortlisted or shown interest in your listing. It does not yet mean the property is reserved, finalized, or guaranteed to be rented. Interest requests are shown in your dashboard so you can monitor engagement.

After the guest confirms their intention to visit or live in Sri Lanka, they may select one preferred property from the properties they are interested in and request Ensolanka to verify whether the listed details match the real property.

Yes, where appropriate, Ensolanka may check, visit, inspect, verify, or otherwise confirm that the listed property details are materially accurate. Owners are expected to cooperate with this process.

No. Verification only confirms that the property broadly matches the listing. The rental is not considered finalized until the guest is satisfied, the applicable payments are completed, and the required rental arrangement or written agreement is in place.
If the guest is not satisfied after final review or direct inspection, they may select another property before the arrangement is completed.

Featured Rental Owner Profile

A Featured Rental Owner Profile is a visibility enhancement option. When your owner profile is featured, your linked property listings may receive stronger visual emphasis, higher visibility, and priority positioning in relevant listing displays.

The featured Rental Owner Profile fee is currently presented as USD 5, payable through the rental owner payment center, unless Ensolanka updates the platform fee in the future.

No. Featured status improves visibility, but it does not guarantee guest interest, reservation, occupancy, or rental income. The quality, pricing, location, suitability, and competitiveness of the property still matter.
Section 5

Deposits, Monthly Rental Payments, and Service Charges

Once the guest agrees to proceed with a property, they will be directed to pay the required three-month rental security deposit through the Ensolanka Payment Center, unless a different arrangement is formally agreed. After the necessary payment and transaction steps, Ensolanka will proceed with the relevant owner-side coordination and written agreement process.

The guest pays the security deposit through Ensolanka’s Payment Center. Ensolanka then coordinates payment or allocation of that deposit to the rental owner according to the confirmed transaction and agreement process.

The monthly rental becomes due for the guest through the payment center according to the applicable rental cycle. As discussed in the platform process, it may be presented as due on or before twenty-five days have elapsed from the beginning of the relevant rental period. Once the payment is successfully received, Ensolanka handles the owner payout within the applicable monthly payment cycle.

After the guest completes the required monthly rental payment, Ensolanka will process the Rental Owner’s eligible payout within the relevant payment cycle, generally within thirty days from the first day of the applicable rental consumption period, subject to payment clearance, applicable deductions, and unresolved disputes or transaction issues.

Ensolanka charges 10% of the monthly rental amount as a service charge for coordination, mediation, payment handling, guest-owner communication, and the management responsibility taken through the rental arrangement.
Example: If the monthly rent is USD 300, Ensolanka’s 10% service charge would be USD 30, subject to the applicable transaction terms.

For the rental agreement process, legal or government-related charges may be shared according to the transaction arrangement. The current operating understanding is that the Rental Owner contributes 50%, while the Ensolanka/Guest side contributes or bills the remaining 50% to the Guest, subject to the property-specific agreement and final payment notice.
Section 6

Furniture Packages for Unfurnished Properties

You may still list it accurately as unfurnished. If a guest is interested in the property but needs a furnished setup, the guest may choose to purchase or arrange an Ensolanka furniture package to make the home suitable for their stay.

Ensolanka’s pricing guide encourages owners to consider furniture value when setting rent. If a guest must separately obtain furniture, the unfurnished property’s base rental price should generally remain fair and competitive compared with a fully furnished option.
Section 7

Property Handover, Ending Rentals, and Deposit Settlement

The rental owner should hand over the property in a clean, neat, safe, and reasonably presentable condition. The condition should match what was agreed and what was represented in the listing and verification process.

Yes. Based on the process we have defined, Ensolanka takes responsibility for coordinating the return of the property in a similarly clean and neat condition, subject to fair wear and tear, documented damage, and any agreed closing settlement items.

When the guest notifies Ensolanka that they want to close the rental arrangement, Ensolanka will promptly inform the rental owner and begin the settlement process. This may include reviewing rental arrears, property condition, damage concerns, utility or agreed charges, and the refundable deposit balance.

Yes, where the amount is reasonably supported, properly reviewed, and agreed through the settlement process. Deposit deductions may relate to valid arrears, agreed unpaid charges, damage, loss, or repair amounts. Ensolanka acts as mediator to support a fair and documented outcome.

No. The refundable deposit should be settled fairly. Any deductions should be linked to valid unpaid amounts, actual damage, agreed charges, or documented settlement items. Ensolanka will act as mediator in this process before closing the rental relationship.

Trust, Responsibilities, and Platform Expectations

Rental Owners are expected to provide truthful information, keep listings accurate, maintain clean and suitable properties, cooperate with Ensolanka’s review and mediation process, avoid overpromising or misleading guests, and honor the agreed rental arrangement once finalized.

Ensolanka acts as a structured mediator, coordinator, and payment-handling party. This may include connecting guests and owners, verifying property details, coordinating agreement steps, collecting payments through the payment center, transferring eligible owner payouts, and supporting closure and deposit settlement.

No. Ensolanka improves the process and visibility, but cannot guarantee interest, selection, occupancy, or income. Property quality, price, location, presentation, and market conditions all influence guest decisions.

Yes. Ensolanka may review, suspend, hide, reject, or remove accounts and listings that appear false, incomplete, misleading, abusive, or inconsistent with platform trust and operational standards.
